Atria developer sells Broomfield office space for $56M

BROOMFIELD — A holding company operated by Etkin Johnson Real Estate Partners recently offloaded a pair of Broomfield office buildings for $56.25 million. 

The office campus, called Atria and completed about two years ago, is home to the headquarters of iconic footwear brand Crocs Inc. (Nasdaq: CROX) and Conga, a rapidly growing end-to-end digital document transformation company registered to AppExtremes LLC.

The buyer, according to Broomfield real estate records, was KW Fund VI – Atria LLC, a holding company affiliated with Kennedy Wilson Inc. The California-based investor owns multifamily and commercial real estate throughout the western United States.

An Etkin Johnson representative confirmed the details of the sale, but did not provide additional comment. Kennedy Wilson did not respond to requests for comment. 

Etkin Johnson broke ground on the Atria offices, then a speculative project designed by Ware Malcomb Architects, in 2016.

The campus includes two 86,690-square-foot single-story buildings on 15.5 acres at 13699 and 13601 Via Varra.

Conga moved into the northern office space at 13699 Via Varra in 2019. At time of move in, the company had about 650 employees. 

Crocs took over the 13601 Via Varra in summer 2020 on an initial lease term of 10 years. The space houses about 350 employees.
