Lazy Dog’s Pearl Street building sells

BOULDER — Local real estate development and property management firm W.W. Reynolds Cos. recently purchased the Pearl Street building that houses the Lazy Dog Bar & Grill location in Boulder for $6.4 million.

The seller was Pearl Partners LLC, an entity led by Lazy Dog owner Steve Ross.

Ross told BizWest that the sale will not affect the bar’s operations and a lease is in place with the new owners. Lazy Dog has been in that location since 2004.

Ross, who also runs Lazy Dog locations in Erie and Johnstown, bought the building at 1346 Pearl St. in 2008 for $2.5 million, according to Boulder County public records.

The two-story 12,300-square-foot property features a rooftop deck and four bars.

It’s unclear whether W.W. Reynolds plans to redevelopment or expand the building.

“They’ve not shared any plans with me about other developments at the property,” Ross said. 

W.W. Reynolds representatives could not be reached for comment. A tweet sent Tuesday from the company’s account acknowledged the sale and hinted that there would be “more to come.”

Todd Walsh, a commercial real estate broker with Boulder’s Market Real Estate, was the listing agent in the deal.

While he couldn’t speak to any specific plans by W.W. Reynolds to redevelop the property, told BizWest, “I think the property was recognized for having some potential for redevelopment.”
