Commercial building on Boulder’s University Hill fetches $3.3M

BOULDER — The nearly century-old commercial building at 1100 13th St. in Boulder’s University Hill neighborhood recently changed hands for $3.3 million.

The nearly 7,600-square-foot space was built in 1927 and was once home to Owen’s Grocery Store. 

Boulder County real estate records show University Hill Partnership LLC sold the 13th Street property to UHill1 LLC.

The Colorado Group brokers Jessica Cashmore and Neil Littmann represented the seller in the transaction.

The buyer is “High Wave Holdings, a Colorado-based real estate investment firm founded by University of Colorado Boulder alumni,” according to the brokerage. 

High Wave “plans to preserve the property’s distinctive character while investing in its future, supporting local businesses and bringing new activity to the surrounding commercial district,” The Colorado Group said in a news release. “A lease has also recently been signed with Ichigo Matcha, a new tenant expected to add another food-and-beverage destination to the University Hill corridor.”
