Apartments, medical offices highlight Boulder County real estate deals

BOULDER COUNTY — Hundreds of thousands of square feet of real estate changed hands over the past month or so, highlighted by an $82.5 million apartment deal in Lafayette and a $26.6 million medical-offices transaction in Longmont.
The 240-unit Luna Bella apartment complex at 695 S. Lafayette Drive sold in late December to a North Carolina-based multifamily property-management and investment company and has been rebranded Bell Lafayette.
Boulder County real estate records show that Bell Value-Add Fund VIII Lafayette LLC, an entity registered to the Greensboro, North Carolina, address of Bell Partners Inc., bought the 10-year-old community for $82.5 million from BSP Luna Bella Colorado LLC, a holding company registered to the Southern California address of investment management firm Buchanan Street Partners LP.
Northwest on U.S. Highway 36 a few miles away, the flex-industrial building at 2840 Wilderness Place in Boulder changed hands last month for $5.5 million.
South Peak Group bought the property near Boulder Junction from Goose Creek Partners LLC , which had held it for 32 years, according to The Colorado Group Inc., brokers of which represented the parties in the sale.
Denver-based South Peak, which, according to its website, also operates a South American office in Chile, targets industrial property deals in Colorado, Los Angeles, northern New Jersey and Miami.
According to online marketing materials for the Wilderness Place property, the building has 22,585 square feet of rentable space and was built in 1984.
Tenants of the 100% leased building include Heavenly Baked Goods and Black Swift Technologies Inc.
A bit further north, the Longmont Medical Campus building at 1551 Professional Lane sold last month for nearly $26.6 million. $26.6 nearly 108,000 square feet built in 2001
Built in 2001 to nearly 108,000 square feet, the medical office’s tenants include Boulder Medical Center, Longmont Pulmonary and Critical Care, CU Medicine Orthopedics and Gastroenterology of the Rockies.
Profere Partners LLC, an entity registered in Broomfield that is led, according to the Colorado Real Journal, by investor Scott Pudalov, sold the property after holding it for nearly six years, county records show.
Real estate documents list the buyer as 1551 Professional Lane Owner LLC, an entity registered to the Chevy Chase, Maryland, address of investment manager Artemis Real Estate Partners. Documents also include the signature of employees with SG Property Services LLC, an Atlanta real estate investment firm that focuses on health-care properties.
