IRES: Home prices slip a bit from May 2022

Housing prices continued to live in the stratosphere in Boulder Valley and Northern Colorado cities, but with one exception, median prices for the month of May were all down from a year prior.

The Information and Real Estate Services LLC report for the month of May showed only Estes Park median prices increasing — by 9.4% — from May 2022. With only 18 single-family homes sold, the median was $930,000, up from the $747,500 seen in April and up from the $850,000 seen in May 2022. 

Other communities recorded declines in median prices over the same month of 2022.

Boulder remained at the top of the chart for median prices, with 54 homes sold at a median price of $1,485,500. That’s down from April’s $1.5 million and down by 1.5% from May 2022’s $1,508,490.

Fort Collins saw 228 homes sold at a median price of $596,000, down from the $608,000 median of April and down by 3.9% from the $619,000 of May 2022.

Greeley/Evans recorded 104 sales at a median of $429,950 in May. That’s up from the $410,000 of April but 4.5% down from the median of $450,000 in May 2022.

Longmont saw a median single-family home price of $616,250 over 68 sales in May. That’s up slightly over the $613,428 median of April but down 2.2% from the $630,000 of a year ago.

Loveland/Berthoud recorded 179 transactions at a median price of $539,000, down from the $555,000 of April and down 4.7% from the $560,000 of May 2022.
