LOVELAND — The median sales price for a detached single-family home in Boulder climbed to $1.5 million in April, the highest so far this year but down from the $1,674,000 during the same month last year, according to data released this week by Loveland-based Information and Real Estate Services LLC, the regional Multiple Listing Service for Northern Colorado.

The data is supplied to IRES by boards and associations of real-estate agents in Boulder, Fort Collins, Greeley, Longmont, Loveland/Berthoud and Estes Park.

Homes for sale in Boulder were on the market for an average 53 days, up from 43 a year ago, according to the IRES data.

Median sales price for detached single-family homes in the Estes Park area was $747,500 last month, down from $763,500 in April 2022. They had been on the market an average 104 days, up sharply from 71 days in April last year.

Median prices for detached single-family homes in Longmont and Fort Collins were the next most-expensive along the northern Front Range urban corridor in April, at $613,428 and $608,000 respectively, according to the IRES data, but both figures also were down from those of April 2022. Houses last year sold for a median price of $663,000 in Longmont and $620,500 in Fort Collins.

Homes for sale in Longmont had been on the market for an average 65 days in April, up sharply from 26 days in April 2022. In Fort Collins, they were on the market an average 61 days, compared with 46 days during the same month last year.

In the Loveland-Berthoud area, homes in April sold for a median sale price of $555,000, down 7% from the $596.500 average in April 2022. Average days on the market was 64 days last month, longer than the 52 days recorded in April 2022.

The Greeley-Evans area saw detached homes being sold for a median of $410,000 in April, compared with $452,800 during the same month last year. However, days on the market improved year-over-year to 49 days from 53 in April 2022.
