Former bank building in Boulder to be redeveloped

BOULDER — A downtown Boulder property formerly home to a Wells Fargo bank branch is set to be redeveloped into new office space.

The existing structures — a bank drive-through structure, a single-story building and associated parking — on the roughly 1.3 acre plot at 1650 Canyon Blvd. will be demolished and replaced with a three-story commercial building with a total floor area of about 24,500 square feet, according to planning documents filed with the city by developer W.W. Reynolds Cos.

A unique feature of the approximately $5 million building will include a large rooftop deck that provides outdoor workspace and shade for offices below, according to the website of Studio Architecture, which is working with the developer on the project. Plans call for 1650 Canyon to be a U.S Green Building Council LEED Gold-certified building.

It is unclear when the developer hopes to complete the new office space. Representatives for W.W. Reynolds could not be reached for comment.

Wells Fargo sold the property in January to its current owners for $4.1 million, Boulder County public records show.
