Office park harmonizes with residential area
$6 million Laramie project designed by Fort Collins architect
LARAMIE – The family of brothers Paul and Kerry Greaser, owners of Albany County Real Estate, better known as The ACRE Co. in Laramie, has long-owned a strategic block in the city at the intersection of two major traffic arteries, Reynolds and 15th streets. Now the four-plus-acre vacant land is being transformed into a $6 million condominium-office complex called Reynolds Crossing Professional Park.
Contractor Delta Construction of Laramie and Fort Collins started July 31 on the first of a projected six buildings.
The project sits in the middle of a primarily residential area, challenging the developers to avoid intrusion on the neighborhood. The business park and future retail center are across from the Laramie High School football field on the west; flanked by Shields Street and a row of townhouses on its south; 17th Street and more townhouses on the east; and Reynolds with single-family homes to the north.
The professional plaza, said Kerry Greaser, was designed by Fort Collins architect Bill Stashak “to be more residential in appearance.” All buildings will have pitched roofs and will use similar brick and stucco, but will be architecturally unique. The site will be fully landscaped with “lots of trees,” Greaser said, with traffic and parking interior to the site, with 260 parking spaces planned. Lighting will be of a soft residential nature with smaller, more subdued lights in the parking areas.
“We have designed our signing to be appropriate in a residential operation,” Greaser said. “Lighted signs only on 15th.” Wiring in both the buildings and on the project’s perimeter will be more than adequate for future technological demands, he said.
Two of the buildings in the planned group have already been sold, Greaser said, adding, “We have the potential to build about 65,000 square feet.”
Prospective buyers and those who have actually purchased the condos include doctors, dentists, accountants, psychologists, a mortgage broker, chiropractor, an appraiser and an insurance company, Greaser said.
