Hensel Phelps plans new regional HQ in Broomfield’s Baseline development

BROOMFIELD — Greeley-based general contractor Hensel Phelps Construction Co. could become one of the first marquis corporate tenants to set up shop at McWhinney Real Estate Services Inc.’s new Baseline development in Broomfield.

Hensel Phelps has submitted plans to build a new 90,000-square-foot office building that will be home to the construction giant’s Plains District operations. That district, which is currently headquartered in Thornton, serves Colorado and surrounding states. 

“This district is growing very quickly,” Hensel Phelps development manager Colin McAuliffe said during a conceptual review of the project held this week in front of Broomfield planners and elected officials. The firm has outgrown its Thornton offices on Grant Street.

The office is planned for a 5-acre parcel at the intersection of Colorado Highway 7 and Sheridan Parkway, near where McWhinney will build the first Baseline apartment community, dubbed Park 40, at 16705 Sheridan Parkway.

“This is an important location on a well-traveled intersection,” McWhinney’s Baseline general manager Kyle Harris said. “We are confident we are going to get a great looking building [that will serve as] a good gateway into Baseline.”

Baseline, a roughly 1,000-acre project formerly known as North Park, is zoned for office, services, retail, manufacturing, and research and development.

At full buildout, the project could include more than 6,000 homes and more than 17 million square feet of commercial space, according to Broomfield city planning documents.

Because Hensel Phelps is a nationally recognized construction firm, it’s Plains District headquarters must reflect its capabilities as a builder, McAuliffe said.

“We want to show off what we do,” he said. “This is not going to be a cookie-cutter, spec office.”

Before the project can break down, Hensel Phelps must complete a full site development plan, which would be reviewed by Broomfield’s Planning and Zoning Commission before going before City Council for approval.
