Prices of Boulder homes plummeted in September

LOVELAND — The prices paid last month for single-family homes were fairly flat across the Boulder Valley and Northern Colorado, according to new data from Loveland-based multiple-listing service Information and Real Estate Services LLC, except in Boulder, where prices tumbled.

Boulder’s median September sales price was $1,265,000, down 21.4% year over year. There were 41 sales on 174 active listings, 13.9% fewer listings than September 2025.

The median sales price last month in Estes Park was $778,500, up 1.8% from September 2025. There were 21 sales in the market during September on 191 active listings. Listings were down 8.6% from the previous September.

In Fort Collins, the median September sales price was $597,000, down 0.5% year over year. There were 155 sales in the city last month on 751 active listings, 3.7% fewer listings than the same month last year. 

The median sales price in the Greeley-Evans market was $431,750 last month, a 1.2% bump from September 2025. There were 82 sales on 361 active listings, 4.3% more listings than the previous September. 

Longmont homes sold for a median price of $580,000 last month, a 0.9% year-over-year decline. There were 53 sales in September 2026 on 170 active listings, 12.4% fewer listings than the same month last year. 

The median September sales price in the Loveland-Berthoud market was $559,100, down 0.2% from September 2025. There were 120 sales in the market last month on 574, 6.9% more listings than the same month last year.
