Commercial brokers get help recovering commissions

DENVER – Colorado commercial real estate brokers have more leverage in
recovering unpaid earned commissions from property owners under a bill
signed into law by Gov. Bill Ritter on April 29.

House Bill 1288 allows commercial brokers to place a lien on a property
if the owner fails to pay the earned commission due the broker. The
broker is required to give at least 30 days’ notice of intent to file a
lien, to simultaneously seek mediation of the dispute, and to give
notice when a lien is recorded.
