Lawsuit: Lafayette landlord claims tenant owes $1M+ in back, future rent

LAFAYETTE — Tebo Properties, a major commercial landlord in Boulder County, sued a former tenant this week, claiming that the company owes more than $1.23 million in back and future rent for a lease on an industrial property in Lafayette.

The Complex LLC, an entity registered with the Colorado Secretary of State’s office to an address in Thornton by Josiah Ahlman, rented 555 Aspen Ridge Drive, Unit C, in June for a “monthly base rent of $21,667.00 plus additional rent, NNN, common area maintenance and utilities,” the complaint filed in Boulder County District Court alleges.

About a month later, “Complex abandoned the Property,” the complaint said, and the company has since “failed to make the full monthly payments and failed to make the payments required under Lease.”

As a result, Complex LLC owes nearly $160,000 in back rent and about $1.07 million in “future rent owed, plus late fees, interest, costs, and attorneys’ fees,” the lawsuit claims.

The Aspen Drive space is a 38,000-square-foot flex/industrial/storage/warehouse property, according to the Tebo Properties’ online portfolio.

Complex LLC could not be reached for comment. The company filed articles of organization in May and does not appear to have a web presence under that name beyond those LLC-organization documents.
