Chicago-area developer submits final plan for four-story college housing in FoCo
FORT COLLINS — A developer from the Chicago suburbs has submitted final plans to build a four-story, 193-unit student housing complex just off South College Avenue.
Dubbed the Johnson Drive Apartments, the project includes 192 units split between one- to four-bedroom units totalling 251,674 square feet of residential space, and 3,934 square feet of commercial space at 255 Johnson Drive. The site is currently occupied by Johnson Drive Self Storage.
The site is a few blocks south of the southeast corner of Colorado State University. Glenview, Illinois-based developer Next Chapter Properties LLC said it will primarily market the apartments to college students. It is also just south of the site of a planned six-story hotel at the corner of South College Avenue and West Prospect Road.

Eric Sutherland, a longtime resident who sued to stop multiple projects and ballot initiatives in Fort Collins and Larimer County in past years, filed an appeal with the city in February 2018 claiming the city planning board misinterpreted zoning rules and took false or misleading information into account when approving the project. That appeal was ruled to be without merit months later, and a Larimer County District Court judge ruled Sutherland could no longer file lawsuits without hiring a lawyer first.
City staff will take approximately six weeks to do initial and follow-up development reviews, according to the city’s Development Review Center.
Next Chapter Properties did not respond to a request for comment Monday afternoon.
