California investors trade Broomfield’s Harvest Station apartments for $85M

BROOMFIELD — A pair of out-of-state investors recently traded Harvest Station, a 119-unit apartment complex built a bit more than a decade ago in Broomfield.

The buyer, which Broomfield real estate documents show was 11775 Wadsworth (Broomfield) LLC, an entity registered to the Beverly Hills, California address real estate investment firm FPM Partners, paid $85 million for the Wadsworth Boulevard community. FPM Partners lists Harvest Station on its online property portfolio.

Broomfield records show a number of holding companies and trusts among the sellers, some of which are affiliated with San Francisco-based real estate investor Hamilton Zanze. This group acquired Harvest Station in 2016 for $67.2 million, according to real estate filings. 

“We are thrilled with the sale of Harvest Station,” Anthony Ly, senior director of transactions at Hamilton Zanze, said in a prepared statement. “This remains a challenging environment in which to complete dispositions, but this was an attractive property for buyers because of the outstanding efforts of our asset and property management teams over the past decade. This transaction is truly a win-win and represents a great outcome for our investors.”

The community has one-, two- and three-bedroom units, and its amenities include a pool and spa, grills, outdoor fireplace and TV lounge, clubhouse with gaming lounge, business center, dog park and wash, and a fitness center with yoga room.
