Loveland developers planning 3 Fort Collins projects

FORT COLLINS — Real estate owners and developers Eric Holsapple and Don Marostica are planning three commercial projects in Fort Collins, the largest being a six-story building for apartments and retail to be built next to a Safeway grocery store at 460 S. College Ave.

The project also includes adding two stories above the Mulberry Max Wine and Spirits store next door to the Safeway. Those two floors will be used for office, retail and residential, Holsapple, co-owner of the LC Real Estate Group LLC in Loveland, said Wednesday.

Holsapple will meet with city of Fort Collins’ planners on Dec. 5 to discuss conceptual plans for RP Plaza-Old Town West, the six-story, mixed-use building that will include five stories for apartments and be built on a parking garage on property Holsapple and Marostica own at the northeast corner of S. College Avenue and Mulberry Street.

The top five floors will be for one-, two- and three-bedroom apartments, Holsapple said.

Holsapple and Marostica also on Dec. 5 will discuss their plans to build out a pad and expand an existing building in their North College Marketplace at the intersection of N. College Avenue and E. Willox Lane. Plans call for a 12,000-square-foot building to be constructed on a vacant pad site. The one-story building will have three drive-thru windows and 41 parking spaces. Holsapple said the tenant mix will include restaurant, retail and medical, but declined to identify potential tenants.

The pair also will add 3,100 square feet of space to the 9,000-square-foot building occupied by Bullfrog Wine & Spirits to accommodate its expansion.
