Developers downsize proposed Harmony Road project

FORT COLLINS – Developers behind a proposed mixed-use project in Fort Collins have downsized the project to now include only apartments.

Park City, Utah-based SEEC Enterprises LLC recently submitted a formal development review application with the city for a 5-acre parcel at 201 E. Harmony Road that calls for 114 market rate apartments. Dubbed the Brick Stone Apartments on Harmony, the project would also include an underground parking garage with 192 spaces.

Ahead of a concept review before city planners last fall, SEEC had proposed a four-story, 240,000-square-foot building with 9,700 square feet of commercial and office space in addition to 166 apartment units.

But Sam Coutts of Fort Collins-based Ripley Design Inc. said Tuesday that at a pair of neighborhood meetings this spring neighbors had expressed concerns about the building being too tall. So the decision was made to drop it down to three stories.

“That kind of drove the decision to go to all residential,” Coutts said.

Coutts said there is no firm timeline set for when the developers would like to break ground on the facility as much of it determines on the city approval and public-hearing process.
