Trio of homebuilders gearing up at Barefoot Lakes mega-development in Firestone

FIRESTONE — The owners of a 1,300-acre master-planned development in Firestone expect to see sales start ramping up this month as a trio of homebuilders kick off the project’s first phase.

Centennial-based Brookfield Residential of Colorado — a division of Brookfield Residential Properties Inc. — announced recently that it will open its first two model homes this month. Richmond American Homes and CalAtlantic Homes, meanwhile, also have model homes in the works.

Barefoot Lakes is a 1,300-acre master-planned community being developed in Firestone by Brookfield Residential of Colorado.

Brookfield is developing the community on the north side of Firestone. The area is bounded roughly by Weld County roads 11 and 9½ to the west, Colorado Highway 66 to the north, Colorado Boulevard to the east and the St. Vrain River to the south. The development could include as many as 5,000 homes upon full buildout, and it’s expected to eventually have a significant commercial component as well.

The first phase of Barefoot Lakes calls for about 300 homes in the southwest portion of the site. A spokeswoman for Brookfield said her company is initially marketing about 50 lots, while CalAtlantic and Richmond are marketing 24 each in their initial pushes.

According to Weld County property records, Richmond paid Brookfield $2,975,000 for 35 lots in July. CalAtlantic bought 24 lots in May for $1,620,000.

Square-footage and pricing details of the Richmond and CalAtlantic homes are yet to come, though both are expected to offer a mix of ranch and two-story homes.

But Brookfield will release a pair of different home collections, its Avenue and Harvest portfolios, with starting prices ranging from the $300,000s to the $500,000s. The Avenue homes will feature 1,698 to 2,019 finished square feet. The Harvest homes will be larger at 2,552 to 3,305 square feet. Lot sizes will range from 6,000 to 13,000 square feet.

Brookfield’s other master-planned communities in Colorado include Brighton Crossings in Brighton, Midtown at Clear Creek in Denver, Tallyn’s Reach in Aurora and Solterra in Lakewood.
