Foreclosures fell 48% in Larimer, Weld in 2013

Full-year foreclosure totals for both Larimer and Weld counties fell precipitously in 2013, contributing to the 10-year low in foreclosure filings experienced statewide.

In Larimer County, the number of foreclosure filings fell by 48.3 percent in 2013 when compared to the previous year, and foreclosure sales fell by 47.2 percent in the same period, according to data released today by the Colorado Division of Housing.

Weld County saw similar drops, with a 48-percent decrease in foreclosure filings year-over-year in 2013, and a 44 percent drop in foreclosure sales.

The entire state experienced a 46.3-percent decrease in foreclosure filings and a 41.4-percent drop in foreclosure sales in 2013. Statewide, 15,333 foreclosure filings were made in 2013, the lowest number since 2003, when there were 14,858 foreclosure filings in the state.

Foreclosure filings indicate how many borrowers have become seriously delinquent on their home loans, providing a guide to foreclosure activity in a given county, according to the Division of Housing.

Foreclosure sales statistics reflect the number of borrowers whose properties have been sold at auction.
