Developer seeks to annex land into Fort Collins for housing project

FORT COLLINS — A Colorado Springs-based real estate-development company wants to annex land in unincorporated Larimer County to the city of Fort Collins, where it plans to build single-family and town homes on 18.5 acres.

The Landhuis Co., through its entity Lorson South Land Corp., has submitted conceptual plans for the project at the northeast corner of West Drake Road and South Overland Trail on the west side of the city. Larimer County has zoned the land agricultural, but if Fort Collins annexes the property, the city will issue an initial zoning that could include some form of residential.

Initial conceptual documents indicate 61 single-family homes and 21 duplexes, but Landhuis’ director of land development, Jeff Mark, said the layout and number of homes depends on what the market will bear, and the city allows. He said the project could include up to “135-140” town homes and single-family homes.

“We would build the single-family homes on the east side of the property that is next to an existing subdivision, and use the rest for townhomes. We may use one or two builders,” he said.

Mark said a final plan and layout could be achieved in three to six months, and the company would like to break ground within 12 months.

“Our first step is the rezoning,” he said.

The proposed subdivision at 2430 Overland Trail would include a small park near Dixon Creek. Bluegrass Drive would be extended through the site and connect with South Overland Trail, according to submitted documents.

Lorson South Land acquired the 18.5-acre parcel from Herring Properties LLC for $1.4 million in July, according to public records. One house built in 1971 and several ranch structures including a cattle shed and grain bin occupy the land.

Berthoud-based TB Group, a landscape architecture and planning firm, is consulting on the project.
