Centura’s Dacono clinic part of $725M real-estate sale by Catholic Health Initiatives

DACONO — The building housing Centura Health’s Dacono Neighborhood Health Center was part of a $725 million real-estate transaction announced earlier this week that entails Catholic Health Initiatives selling 52 properties to a Milwaukee-based real estate investment trust.

But Centura spokesman Eric Hubler said Thursday that Centura will lease back the facility for 10 years, and that there will otherwise be no operational changes at the clinic in Dacono.

Englewood-based Centura is a regional nonprofit health-care network formed by CHI and Adventist Health System in 1996.

Centura opened the 11,000-square-foot Dacono clinic in 2014. The organization last year added nearby Indian Peaks Medical Clinic in Frederick as part of its deal to operate Longmont United Hospital.

CHI’s real estate sale included facilities in 10 states, including four in Colorado. In addition to the Dacono facility, CHI is selling the buildings for clinics in Thornton and Frisco, as well as the 82,000-square-foot Meridian Office Building in Englewood.

Physicians Realty Trust — which acquires, develops and leases health-care properties to physicians, hospitals and other users — is slated to pay CHI $692 million for the 52 properties. As part of the deal, the trust is also committed to completing $32.9 million in capital improvements to the properties within five years.

For 35 of the included properties to sell, the deal still requires Vatican approval due to the Catholic Church’s sponsorship of CHI.
