California firm pays $13M for commercial building in Superior

SUPERIOR — A California real estate investment firm paid $13.15 million recently for the commercial building that is home to Superior Liquor and an Old Chicago restaurant.

Edward Heyman & Co. LLC bought the property at 100 Superior Plaza Way in Superior from Superior Plaza LLC, a group of mostly local investors who developed the property in 2000.

Gibbons-White Inc. broker Chris Boston, who represented the seller in the deal, called the sale the largest individual office, industrial or retail sale in Boulder County this year when multi-building mega sales such as the Amgen campus in Longmont are excluded.

The 56,000-square-foot, two-story building is 100 percent leased, Boston said. Superior Liquor and Old Chicago occupy the entire first floor. A variety of companies — Envysion, Property Info, Edward Jones, Loris and Assoc., and Celero Optima — occupy office space on the second floor.

Boston said retail space in Superior is leasing in the low to mid $20s range, with office space going in the high teens. But he said the 100 Superior Plaza property is particularly attractive due to the major mixed-use development, Superior Town Center, that is being built just to the south.

“I think (the buyers) were excited about all the things that are going on in the town of Superior,” Boston said. “They just thought it was a great opportunity to make an investment in Colorado.”
