Denver’s North Shore Energy moving to Broomfield as EOS leasing heats up

BROOMFIELD — Denver-based North Shore Energy LLC anticipates moving from downtown Denver to Broomfield in mid-March as part of a wave of new tenants for the EOS building.

Founded in 2009, North Shore, according to the firm’s website, is an oil and gas company that has a specific focus on “producing properties that have water treatment and disposal issues.”

North Shore has leased 11,750 square feet at EOS, 105 Edgeview Drive, an office building built on spec by developer Hines and opened in 2012.  In addition to North Shore, meanwhile, Clarence, N.Y.-based medical-device firm Greatbatch Medical (NYSE: GB) has leased roughly 13,000 square feet, and Boulder-based investment firm Blue Spruce Capital Corp. has leased nearly 12,000.

The new deals put EOS — one of the first speculative office buildings to come online in the region after the recession — at 80 percent occupancy. GoGo, a provider of in-flight wireless Internet for commercial and private aircraft, became the first tenant at 186,000-square-foot EOS when it leased 112,000 square feet in 2012. The latest tenants are the first to sign on since at the new building, which was noted for its mountain views and LEED platinum certification for energy efficiency.

David Hart of Newmark Grubb Knight Frank, which handles the leasing of EOS for Hines, said about 37,500 square feet of space remains vacant on the fourth floor that is divisible and can be built out to suit tenants.

“We have activity on the balance of the space but nothing else committed at this point,” Hart said.

Bo Martinez, economic-development director for the city of Broomfield, said none of the three new companies received incentives from the city. All three are new to the city, though he said he wasn’t sure if Blue Spruce’s presence was an expansion or a move from Boulder. Hart said he couldn’t comment on Blue Spruce’s situation.

Officials for neither Blue Spruce nor Greatbatch could be reached Friday afternoon. Greatbatch is a $653 million-per-year company with offices in New York, Indiana, Ohio, Minnesota, France and Mexico. Blue Spruce is based at 1215 Spruce St. in Boulder.

An official for North Shore, meanwhile, said in an email Friday that the company has 10 employees that will be moving into the new space, which provided the “best real estate option” for the company.

Hines has approval for three more buildings on the EOS campus.

Martinez said the new leases are “great news” not only for EOS but also the Interlocken Advanced Technology Environment as a whole. The 963-acre business park was originally approved for 10.5 million square feet of commercial and mixed-use space, of which 6.9 million square feet are developed.

“We continue to see lots of activity to fill existing buildings and also build new buildings in Interlocken,” Martinez said.
