Real Capital Solutions, partner acquire DTC office tower

LOUISVILLE — Real Capital Solutions has joined with Dunton Commercial, a Denver-based commercial real estate investment and property management company, to acquire Terrace Tower, a 243,464-square-foot Class A office building in the Denver Tech Center.

The purchase price was not disclosed.

Built in 1984 and renovated in 2021, the 12-story Terrace Tower sits on 7.56 acres at 5619 DTC Parkway in Greenwood Village. The building is 72% leased with a weighted average lease term of approximately 7.2 years. Major tenants include multiple branches of the U.S. General Services Administration, Holmes Murphy and Vitesse Energy.

The acquisition basis is substantially below the estimated cost of more than $500 per square foot to develop comparable Class A office space in the Denver Tech Center.

The building has average floor plates of approximately 20,000 square feet. The property offers immediate access to Interstate 25 and is within walking distance of the Orchard light rail station, restaurants and other amenities in the Denver Tech Center.

“We have been steadily building our presence in the DTC corridor and Terrace Tower fits squarely within our strategy,” Adam Abeln, chief investment officer and managing director of Louisville-based RCS, said in a prepared statement. “We’re acquiring quality office assets at a significant discount to replacement cost in locations where we understand the market and see long-term demand. Terrace Tower gives us the combination of durable cash flow and additional upside we look for in an acquisition.”

Terrace Tower has received nearly $10 million in recent capital investment and features a modernized lobby, fitness center, conference facilities and tenant lounge, as well as building system upgrades and a new roof. Dunton Commercial will provide local oversight and property-level execution.

Since 2024, RCS has acquired nearly 900,000 square feet of office space in the DTC corridor, including Belleview Tower, MetroPoint I and II, and 116 Inverness.

CBRE’s Charley Will, Jenny Knowlton and Chad Flynn represented the seller in the transaction.

Since its founding more than 41 years ago, Real Capital Solutions has purchased and managed more than 400 real estate assets, totaling approximately $5.1 billion in acquisition value. RCS  owns 80 properties with nearly $3 billion of assets under management.
