Louisville’s Real Capital Solutions buys Chicagoland office building
LOUISVILLE — Real Capital Solutions, the Louisville-based real estate investment company run by Marcel Arsenault, recently spent $16.1 million to buy a 10-story, roughly 207,000-square-foot office building in the Chicago suburb of Naperville, Illinois.
The building, which is called MetroWest and currently 68% leased, last traded in 2015 — when it was fully occupied — for $32.5 million, according to an RCS news release.
“It’s a well-located asset that’s been repriced due to capital market pressures. We’re acquiring it at a basis that allows us to create value through execution,” RCS chief acquisition officer Adam Abeln said in the release. “There’s meaningful upside already embedded in this asset through leasing and operational execution.”For the past several years, Arsenault has been saying that distressed commercial real estate assets will be increasingly ripe for the picking by savvy investors, and now “RCS is advancing its nationwide investment strategy with an aggressive acquisition spree,” the company in 2025.
