Johnstown Town Council approves rezone for Ledge Rock Center

JOHNSTOWN — The Johnstown Town Council unanimously approved a rezoning and outline development plan Monday night for Ledge Rock Center, a 237-acre master-planned community that would add 750,000 square feet of commercial space and nearly 1,200 units of housing to the southeast corner of Interstate 25 and Colorado Highway 60.

The council also approved a design handbook for the project and the sale of 33.2 acres of land to the developer. 

Coming on the heels of the development agreement signed last month by the town and developer Carson Development Inc., the rezoning and ODP approval continue to pave the way for the massive project.

Carson is the developer behind the 100-acre Johnstown Plaza near I-25 and U.S. Highway 34, which is anchored by the 250,000 Scheels All Sports superstore. 

When complete, Ledge Rock Center would feature two hotels totaling 220 rooms and 35,000 square feet in addition to the 750,000 square feet of commercial space. The development has one confirmed tenant thus far: Murdoch’s Ranch and Home Supply, which will occupy a 50,000-square-foot space.

Mike Schlup, manager for Carson Development, told the council during the meeting that the developer is also searching for a grocer to serve as an anchor tenant for the project.

“I’m working on that every day,” Schlup said. “I’m going to bring you a grocery store if it’s the last thing I do. We just believe a grocery will do fine here.”

The housing in Ledge Rock Center would be divided into about 1,000 units of multifamily and about 175 single-family homes. Schlup said he expects the single-family homes to cost around $500,000 per home.
