Large plot of ag land outside of Longmont trades for $6.65M

LONGMONT — A roughly 37-acre parcel of mostly agricultural land in unincorporated Boulder County just outside of Longmont recently sold for $6.65 million, county property records show.  

The seller of the property, located south of St. Vrain Road and west of the Vance Brand Municipal Airport, was Dog Gone Pastures LLC, an entity registered to Barry Gafner. 

Boulder County records list the buyer as Watson Creek LLC. 

It’s unclear who operates that entity, which was formed in late March. 

Boulder law firm Hutchinson, Black and Cook LLC served as the limited liability corporation’s registered agent, Colorado Secretary of State documents show. Watson Creek lists its principal business address as a site within the parcel it purchased and lists a mailing address in Lafayette. 

Watson Creek LLC appears to be affiliated with another recently formed company called Franklin Farm LLC, which was registered to the same addresses by the same law firm on the same date. Neither organization appears to have a web presence beyond its registration with the state. 

The 37-acre property is vacant agriculturally zoned land with the exception of one large residence built by Gafner in 2007, property records show. 

Given the scarcity of large, vacant parcels and this property’s proximity to transportation routes to Longmont and beyond, it’s likely a candidate for eventual development. The agricultural designation means that a zoning change, along with the regulatory process that accompany such moves, would likely be necessary.
