Ga.-based developer proposes student housing in Fort Collins

FORT COLLINS — An Athens, Ga.-based developer of student housing has submitted conceptual plans to build up to 185 cottage-style units with 725 bedrooms in Fort Collins.

The proposed project would be constructed on vacant land east of Redwood Street and mostly north of the future Suniga Drive. It will be marketed to students and leased by the bedroom.

The site originally was platted as part of Redwood Village.

Residential development exists to the north; the eastern boundary is formed by the Lake Canal, with undeveloped property on the other side of the canal. The Larimer County Fleet Management site is to the south, and Old Town North, Redwood Meadows, Aspen Heights and vacant property exist to the west. The project, currently called The Retreat at Fort Collins, will include a variety of building types, configurations and diverse façade treatments. It will include a clubhouse and pool.

The project includes the construction of Suniga Drive from Redwood Street to its eastern property line. The concept plan shows the preferred locations for canal crossings with public streets.

The developer’s design team is coordinating with Windsor-based Landmark Homes, the developer proposing to build multifamily housing on the east side of the canal.

Landmark Homes in late 2014 filed preliminary development plans to build nearly 500 attached homes on 55 acres northwest of Lemay Avenue and the future Suniga Road. Before the company can break ground, however, it will need to extend Suniga Road from Redwood Street to Lemay Avenue. Suniga currently runs from Blue Spruce Drive to Redwood Street in Old Town North.
