Mixed-use project planned for Mountain View Goodyear building

FORT COLLINS – Michigan-based investor and developer MAVDevelopment is working on plans to develop a well-known Old Town Fort Collins property into a 50,000-square-foot mixed-use property.

MAVDevelopment bought the building at 221 E. Mountain Ave., which currently houses Mountain View Tire Factory, in 2011, but is now working on plans to turn the building into retail and office space.

No construction timeline has been set at this time, according to a release from Fort Collins-based Brinkman Partners, which will assist MAVD in finding tenants for the new building.

MAVD will assist Mountain View Tire Factory in finding a new location, according to the release. When MAVD purchased the building, the company kept Mountain View in the building to determine development plans while market conditions improved.

Now, the real estate environment has improved enough that the project can move forward, according to the Brinkman release.

The property housed Mountain View Goodyear for more than 25 years, and is located in a high-visibility area of downtown Fort Collins.

“With downtown real estate tightening and demand for premium locations increasing, the building will serve a significant need for new product in the market,” the release said.

MAVD has increased its activity in Fort Collins in the last five years, serving as developer for the Harmony Technology Park, a 105-acre parcel along the Harmony corridor in southeast Fort Collins. The master plan for the parcel includes office, retail, light industrial and medical buildings.
