Developer plans shopping center in Fort Collins

FORT COLLINS — A $60 million upscale shopping center could be in place in southeast Fort Collins by 2005. Bayer Properties Inc. is under contract for a 58-acre parcel of land owned by LSI Corp. at Harmony and Zeigler roads.

The company is considering developing a 450,000-square-foot center with up to 50 higher-end shops and restaurants.

David Silverstein, principal with the Birmingham, Ala.-based Bayer Properties, said other similar projects have attracted shops like Banana Republic, Ann Taylor and Pottery Barn.

Silverstein said the concept is a lifestyle center, not a mall, and includes “wonderful architecture, terrific landscaping, fountains and sculptures.”

City manager John Fischbach said the center could bring the city approximately $6 million in sales taxes annually.

Before the development can move forward, the city must approve a land-use change for the site, Fischbach said. “Assuming they apply quickly, that could be done by the end of this year,” Fischbach said. “Construction would take another year after that.”
