Longmont lands Intrado headquarters

LONGMONT ? Intrado Inc. has signed what may be the largest lease agreement inked on the Front Range so far this year. Lucky for Longmont.

The $43 million, 10-year lease will bring headquarters operations for the 911 service provider to town. This is Intrado’s second expansion at the Boulder County Business Center at 1601 Dry Creek Parkway.

The Gunbarrel-based company signed an initial lease about a year ago for about 100,000 square feet to house about 100 employees, said Stephen Meer, vice president and chief technical officer.

?It turned out to be a high-value, cost-effective building,? Meer said. So the company signed a new contract late last year to expand its space to 210,000 square feet of the 547,000 square feet in the building. Still in the initial stages of moving in, it recently agreed to extend its eight-year contract for two more years and lease an additional 66,000 square feet.

A number of incentives persuaded Intrado to make its most recent move, including the installation of three giant skylights, said Paul Whiteside, co-owner of Keys Whiteside, the Boulder real estate company that represented Intrado.

?They’re probably the biggest skylights in the state,? Whiteside said, adding that they each measure about 3,500 square feet and set the building owners back about $1.2 million. ?You can almost see the earth curve in the building.?

Although Whiteside could not discuss details of the agreement, he said that other incentives included ?free rent? and tenant finish allowances from Koll, Bren, Schreiber Realty Advisors’ ownership group, KB Fund IV LLC.

It will take four to eight months for the company to complete the move of Intrado’s operations — and about 600 employees — from an 80,000-square-foot building in Gunbarrel. Intrado also has operations in Lisle, Ill., Austin, Texas, and Washington D.C. where it employs about 100 people.GROWING NOODLES: Noodles and Co. signed a 10-year lease to occupy 2,300 square feet of space in a new, multi-tenant building at 1087 S. Hover Road, unit D in Longmont. It is one of six stores to occupy The Shoppes at St. Vrain Centre. This will be Noodles’ 24th store in Colorado and it’s 37th overall.

Boulder-based Noodles signed the agreement recently and plans to begin build-out April 1 with an opening date targeted at mid-June. The store will require a staff of about 35, mostly part-time employees.

?It is (located) in a rapidly growing area in business and residences within the past five years,? said Tom Weigand, Noodles’ chief development officer.

Although Weigand wouldn’t disclose details of the company’s lease, he said the cost per square foot was ?in the low $30s,? with build-out credit ?in the vicinity of $20 per square foot.?

Noodles opened its first store in 1995 in Cherry Creek North. Since then, it has opened stores in Minnesota, Wisconsin and Illinois and now employs about 2,200 people nationwide.

The new building will also house three other retailers including Wahoo’s Fish Taco, Starbucks and Cold Stone Creamery.

Scottsdale, Ariz.-based Cold Stone signed a five-year contract and will occupy 1,270 square feet of space in unit B. It will employ about 20 people in the summer and about 15 in the winter. Build-out is expected to begin in late March with an opening date around mid-May. This is Cold Stone’s 23rd store in Colorado and its 210th store in the nation with 240 more planned.

Wahoo’s Fish Taco is taking 2,220 square feet of space in unit C. Based in Denver, it has 16 locations nationwide with the Longmont store being the company’s seventh in the state.

Seattle, Wash.-based Starbucks is moving a shop into the A unit and will occupy 7,190 square feet, said Don Macy, owner of Macy Development and owner of the property. He expects all stores to be open by the beginning of June.

?They all wanted more (space), but we only had so much,? said Macy. ?I wanted some modern food concepts with healthy food. Cold Stone isn’t healthy, but it’s a lot of fun.?

The Centre has two pads in front of the big boxes with Chili’s restaurant occupying one pad since last November, and Bank One expecting to build a 4,000-square-foot facility on the other. Groundbreaking should take place sometime this summer.

The St. Vrain Retail Centre, which has housed Kohl’s department store on one end and Borders bookstore on the other since 2000, will have a new neighbor. PetsMart will be moving into 20,860 square feet at 1125 S. Hover Road in July, Macy said. Tenant improvements begin next week.

Macy is also breaking ground for a 16,000-square-foot, multi-tenant retail building north of The Shoppes at St. Vrain Centre in May. Macy is not releasing details, but said that he has some parties already interested in pre-leasing.BOULDERBROCK RELOCATES: Boulder-based Brock USA will be relocating from 5445 Airport Blvd. to 2840 Wilderness Place in Boulder. The 3,450-square-foot facility will house the protective padding manufacturer’s office and industrial operations after the mid-April move.

Broker Associate Paul Nygren.

The nine office buildings, sitting on five acres of land, will offer about 77,000 square feet of Class A office space. Featuring a ?Colorado lodge style,? the exterior will look more like a home rather than an office park with a stone, wood and stucco exterior and garden patio, Nygren said.

The first completed building, 1285 Cimarron Drive, is 6,324 finished square feet in two stories with an unfinished, 2,285-square-foot basement. The second and third buildings, scheduled for completion by mid-summer, will be about the same size. The remaining six buildings won’t be built until the owner, Lon L’Heureux of Longmont-based L’Heureux Construction Co., secures an interested party, said Nygren.

Adjacent to Phase 1 is an addition five acres of land that will someday house eight more office buildings. For sale or lease, the purchase price is $1.2 million per building with lease rates at $16.25 per square foot for a minimum three years with a $25 tenant improvement allowance.LOUISVILLEGROWING OUT: Netdevil Corp. has outgrown its 1,000-square-foot digs at 890 W. Cherry St. in Louisville and will be relocating to 2051 Dogwood Drive in Louisville after build-out is complete in June.

The five-year-old designers and builders of massively multi-player online games signed a three-year lease with Susan Chrisman of The Colorado Group as the listing agent and Neil Littmann, also of The Colorado Group, representing Netdevil.TOP VIEWS: A new residential development called Flagstone Peaks will soon be under way in Louisville that promises amazing views in a terrific location.

Denver-based HSB Development Co. LLC bought 15 acres on the southwest and southeast corners of McCaslin Boulevard and South Boulder Road and divided it into nine lots, said Walnut Realty Broker Tom Kahn, who is representing HSB.

HSB hired Douglas County-based Orca Construction Co. to build two homes on the east lots. Groundbreaking for the approximate 4,400-square-foot custom homes should begin in about two months, said Orca owner Ermie Damico. Both should be completed in about one year and should sell for close to $1 million. All seven lots vary from 1.2 acres to 1.7 acres and the cost to purchase one of the remaining five lots on the east side varies in the low $300,000 range.

The price tag for one of the two 2.5-acre lots on the west side of the road is set at $389,000. Landowners can either hire their own builder, said Kahn, or use the services of Orca.

Orca is building the homes in a joint venture with HSB owners Larry Baker and Glenn Hilker to demonstrate how a home built in that area would minimize road noise with innovative landscaping techniques and showcase its hillside views.
