TownePlace Suites to open in 2000

BROOMFIELD — The largest of the new brand of TownePlace Suites by Marriott will soon be coming to a city near you — Broomfield.

This new product, targeted solely at extended-stay guests, promises to feel less like a hotel and more like a home. In Broomfield, it is under construction right outside Interlocken business park at the 96th Street Interchange with U.S. 36.

Offering such amenities and services as a full kitchen in each suite, personal phone lines that dial direct to rooms, personalized voice mail, data ports for Internet access, a 24-hour gym and laundry service, an outdoor pool, the “OK” on pets, and a variety of suites to choose from, the new TownePlace Suites is scheduled to open here in May 2000.

Not the first to enter into the extended-stay consumer market, Marriott plans on being the largest and the best.

Through both company-owned and managed properties, and localized, franchised development, Marriott plans to expand the brand around the United States.

In addition to Broomfield, Marriott, in conjunction with local developer Sage Hospitality Resources in Denver, opened a TownePlace Suites in Lakewood in 1997 and will open six more along the Front Range over the next year and a half.

With a total investment of more than $60 million for the lot, this Colorado-owned property is planning on offering these specialized services solely to extended-stay business travelers and relocating families.

Hoping for high occupancy levels, and a hotel filled with guests staying more than a week, the new TownePlace Suites will try to steer clear of booking short-term guests much in advance to keep the suites open for last-minute long-termers.

With rates that range from $59 to $79 per night for a studio suite, $69 to $89 for one-bedroom suites to $79 to $99 for two-bedroom suites, Marriott plans to attract extended-stay travelers with average prices that are tough to find anywhere else.

Marriott expects to open between 135 to 150 TownePlace Suites, developed at about $45,000 per key, by the year 2000.
