Oskar Blues founder pays $6.1M for Longmont building

LONGMONT – Oskar Blues Brewery founder Dale Katechis has made another big real estate play in Longmont, closing recently on the $6.125 million purchase of a 62,000-square-foot industrial building at 20 S. Bowen St.

Red Clay LLC, an entity Katechis has used to buy real estate for a couple of Oskar Blues restaurants and other operations, bought the Bowen Street property from Bowen LLC, an affiliate entity of RMCS LLC, the firm developing the Downtown East Louisville, or DELO, project in Louisville.

Katechis said in an email that he bought the building as an investment. The building currently has a natural pet food company as a tenant.

Katechis echoed his sentiments upon previous purchases in Longmont, writing, “I’m a big believer in Longmont and am always looking for ways to invest in the community.”

The purchase follows Katechis’ acquisition of a former Times-Call newspaper warehouse at 142 S. Pratt St. and the downtown building at 372 Main St. last year. Niwot-based Bootstrap Brewing recently made public its plans to open a production brewery and taproom in the 142 S. Pratt building.

RMCS officials couldn’t be reached for comment Thursday.

RMCS had purchased the 5.2-acre 20 S. Bowen St. property from Bill Hickey in May of last year for $2.2 million, according to Boulder County property records. The building formerly housed Hickey’s Metaltech Industries, but has been largely vacant in recent years and sits in one of the areas of town hit hardest by the 2013 flood. The building has recently undergone renovations to both its interior and exterior.

RMCS officials earlier this year filed an application with the city to replat the property into three parcels – a 3.12-acre piece that would include the building, a 1.36-acre piece and a 0.63-acre piece. That application remains under review with city planning staff.
