Boulder condo Denver metro’s most expensive December home sale

DENVERThe most expensive home sale in the Denver metro area in December was a top-floor condominium penthouse in Boulder that sold for $4,401,000, according to Coldwell Banker’s Denver Metro Area Luxury Home Report.

The David Chamberlain Trust bought the three-bedroom, four-bath, 4,400-square-foot home in Boulder at 1155 Canyon Blvd., Suite 404, from E. Richard Polk, according to public records. The penthouse, constructed in 2006, had a list price of $5,330,000.

The Denver metro area’s luxury housing market finished 2014 strong as the number of homes sold for $1 million or more increased 33 percent in December compared to a year ago, according to the report released Tuesday by Coldwell Banker Residential Brokerage.

One hundred such homes sold in December, up from 75 in December 2013. High-end home sales were up on a monthly basis, climbing 23 percent from November’s 81 transactions. Eighteen sales were more than $2 million, more than double the number a year ago.

Denver boasted the most million-dollar sales with 37, followed by Boulder with 15 and Cherry Hills Village with five.

The median-sale price of a luxury property last month dipped to $1.3 million, down 2.8 percent from a year ago when it was $1,336,894. The median price in December was also fractionally lower than November’s $1,322,500.

Homes sold in an average of 103 days on the market, down from 112.6 days a year ago and 104 days the previous month.

Sellers received an average of 95 percent of their asking price, down from 95.5 percent a year ago and 97 percent the previous month.
