Harrison Resource Corp. revises property offering

DENVER – Harrison Resource Corp. announced it has reconfigured a
previously priced $177 million Northern Colorado real estate portfolio –
once packaged as a single offering – into five separate sub-portfolios
at an adjusted total price of $173 million.

The original portfolio of 23 properties was offered in February as a
single package, including 5,000 acres of annexed and zoned land in the
Fort Collins-Loveland-Greeley area valued at $400 million in 2007. The
land is owned by local developers Martin Lind, developer of Water Valley
in Windsor, and Jon Turner, developer of Highland Meadows in Windsor
and Timnath Ranch in Timnath.

Craig Harrison, who is marketing the land, said the original offering
generated substantial interest and “a full-price offer 50 days in.” But
that offer eventually failed to materialize, and Harrison said the
decision was made to split the package.

were unable to qualify the party’s terms,” he said. “Now, after further
evaluation of the current marketplace and investor interest and
feedback, we have removed various components of the portfolio, parsed it
into five separate packages, and are re-releasing it to the
marketplace.”

The five sub-portfolios now include three active subdivisions for $39
million; 12 mixed-use properties for $64 million; two mixed-use
properties for $22 million; three mixed-use properties for $41.25
million; and one commercial and retail property for $6.75 million.
