Data center developer has no tie to Loveland property

Owner sent cease and desist to Spark AI Foundry

LOVELAND – While a tenant or owner may eventually take possession of the former Woodward Inc. property at 3800 N. Wilson Ave. in Loveland, it’s not likely to be Spark AI Foundry, the company that BizWest reported Monday was working to establish a data center there.

SparkAI published on its website a marketing brochure advertising that the company “is converting this campus into a next-generation AI data center and advanced technology hub.”

Martin Lind, who through his company Southgate One LLC owns the property, said today that the property is not leased and he has no idea who Spark AI might be.

“That company has no right to publish my property. We’ve sent a cease and desist order this morning,” Lind said.

Spark AI’s website touted three locations where it is developing data centers as part of a plan to create 20 linked data centers across the country. The other two were said to be in Olathe, Kansas, and Lansing Township, Michigan.

Whether data centers will ever be established in those locations may be, at best, aspirational. None of them host data centers as of today. And a listed Spark representative did not return phone calls Monday or Tuesday.

The Michigan site is a former General Motors Co. (NYSE: GM) manufacturing center now known as Lansing Plant 3. It is owned by The RACER Trust, which is an entity created during GM’s bankruptcy reorganization. It works to clean up and redevelop former GM properties.

The Olathe site appears to be a multi-tenant office building. A broker with commercial real estate firm Cushman & Wakefield said Spark may lease an office there. As of today, only one office was up for lease there, and it was 4,792 square feet.

Neither Spark AI Foundry nor Spark Data Center Services LLC are registered with business registration agencies in Colorado, Michigan, Kansas or Illinois.

As for the former Woodward site in Loveland, Lind said no tenant has a lease on the property. He is discussing its sale with a company he would not disclose because of a non-disclosure agreement, but it isn’t Spark.

The property's owner said the ex-Woodward space not leased and he has no idea who Spark AI Foundry might be.
