Trader Joe’s, Target planned in Lafayette

Retailers appear on updated plans for The Range mixed-use development

LAFAYETTE — Recently updated plans submitted to Lafayette city planners indicate that Trader Joe’s and Target are potential tenants for The Range mixed-use project at Arapahoe Road and U.S. Highway 287.

While neither of those high-profile brands are mentioned specifically in a May memo from The Range’s Chicagoland builder Kensington Development Partners, a site map published this week on Lafayette’s development website shows both Target and Trader Joe’s logos affixed to proposed commercial spaces within the project, planned for about 40 acres just west of Erie’s Nine Mile shopping center.

According to Kensington’s online project portfolio, the Target space, which is identified on Kensington’s site map as “Proposed General Merchandiser,” would total 128,000 square feet, while the Trader Joe’s, shown on the developer’s map as “Proposed Trader Joe’s,” would be 12,500 square feet.

Kensington representatives did not immediately respond to requests for comment from BizWest on Thursday evening.

The developer had presented to city planning officials preliminary proposals for the project, previously called Lafayette Marketplace, between 2023 and 2025 that “were subsequently withdrawn,” according to Lafayette planning documents.

The new iteration of the mixed-use project, planned for a Tebo Partnership LLLP-owned piece of land in unincorporated Boulder County, is currently going through Lafayette’s annexation-approval process.

“The current illustrative plan provides 453 units, comprised of 343 proposed apartment units across six buildings and 110 proposed for-sale townhomes/condos within 22 buildings containing a mix of three-, four-, five- and six-unit configurations,” Kensington wrote in a memo to Lafayette city planners. “The townhome/condo units will be limited to three stories in height, while the apartments will be limited to four stories. The proposed commercial square footage is approximately 168,000 square feet. The retail buildings include the following proposed uses: a general merchandise anchor, a specialty grocer, and multiple retail out lots and surrounding retail opportunities.”

Target has existing Boulder Valley locations in Boulder, Longmont, Westminster and Superior; and Trader Joe’s has nearby grocery stores in Boulder and Westminster, along with a Northern Colorado location in Fort Collins.
