Graham Street Realty offloads Boulder offices

BOULDER — Commercial real estate investor Graham Street Realty LLC has sold off two office buildings in Boulder so far in 2021.

In January, through holding company GSR 2890 Wilderness LLC, the firm sold a nearly 30,000-square-foot flex space to a New York-based entity called NR MOB 2945 Wilderness Place LLC for just more than $12.5 million.

The two-story building includes office and lab space and is entirely leased to blood-protein testmaker SomaLogic Inc.

That deal was followed up this month with the sale of the roughly 43,000-square-foot 5665 Flatiron Parkway in the Flatiron Business Park for $13.5 million.

The buyer, according to Boulder County public records, was Square Six LLC, an entity registered to the Boulder address of S.J. “Arch” Archuleta.

“Despite choppy waters in the commercial office market, we were able to complete our business plan during 2020 and sell this asset for a strong investor profit due to its location in Boulder,” GSR managing partner David Messing said in a prepared statement.
