Median home prices rise in much of region
LOVELAND — With the exception of Estes Park — and Loveland where prices remained even — median home prices in communities tracked by Information and Real Estate Services LLC increased during the month of February over the same month of 2019.
IRES, based in Loveland, tracks home sales in Boulder, Fort Collins, Longmont, Loveland/Berthoud, Greeley/Evans and Estes Park, all markets within Boulder, Broomfield, Larimer and Weld counties.
Estes Park saw a decline in median home prices of 13.5 percent; the median price was $447,000, down from $500,000 in the same month a year ago and down from $479,000 in January. IRES said 14 homes sold in February, down from 25 in January.

Loveland/Berthoud median home sales prices remained at $400,000 for the month, just like last year. Prices were up from January, which had a median home sales price of $393,500, IRES reported. A total of 103 homes were sold during February, about even with the 104 sold in January.
Greeley/Evans maintained its position with the most affordable home prices as marked by median home prices. In February, 120 homes were sold at a median price of $321,550, which is up from $307,238 seen in February 2019 and up from $310,000 in January this year.
Boulder medians returned to stratospheric prices above $1 million. IRES reported that the median price among 51 homes sold in February was $1,035,000, which eclipsed the $975,000 seen in the same month last year and the $912,500 seen in January this year.
Total sales volume, which had been up 25 percent in January over the same month a year prior, was $62,129,900, a whopping 59.87 percent increase from February 2019.
Longmont median home prices were $455,000, exactly the same as the median in January but up 4.6 percent from the $435,000 seen in February 2019. A total of 85 homes were sold in February, compared with 59 in January.
Fort Collins median prices in February were at $420,000, up from the $408,000 a year ago but even with the median of January. A total of 163 homes were sold in February, compared with the 134 sold in January.
Total sales volume in Fort Collins, like Boulder, was up from the same month of the year prior. IRES said home sales totalled $77,057,786 for February this year, up 8.2 percent over the previous year.
