“Dealin’ Doug” purchases 53 acres for development in Windsor

WINDSOR – “Dealin’ Doug” Moreland, a prominent owner of car dealerships in the Denver area, recently paid Poudre Valley Health Care Inc. nearly $7.5 million to purchase 53 acres southeast of the intersection of Interstate 25 and Highway 392 in Windsor.

In a phone interview Friday afternoon, Moreland said that, although the property would make a good spot for a couple of car dealerships, he has no specific plans for the land. He simply bought it as an investment given Northern Colorado’s continued growth.

“We just thought it was a great area to do something good with in the future,” Moreland said. “We just don’t know what it is yet.”

Moreland said he believed the land had been targeted by Poudre Valley for future expansion before the health system, now UCHealth, built Medical Center of the Rockies farther to the south along I-25.

Moreland, who was an investor in the One Lincoln Park condominium development in downtown Denver, said he’s also invested in other projects but hasn’t yet gotten into development himself.

He said he’s in discussions with various cities near the Windsor property, including Windsor, Fort Collins and Timnath, to figure out what sort of uses might work or be desirable at the site. But he has yet to submit any proposals and said he has no timeline to do so.

“I just thought it was a good opportunity,” Moreland said.
