4 restaurants sign on at Lafayette Crossing

LAFAYETTE – The developers of Lafayette Crossing have announced the names of four restaurants slated to open later this year at the southeast corner of U.S. Highway 287 and South Boulder Road.

Chipotle Mexican Grill, Noodles, Einstein’s Bagels and Firehouse Subs are onboard for a pair of new commercial buildings under construction as part of the redevelopment of the Coal Creek Sports Center.

Armstrong Capital Development of Centennial is behind the redevelopment of the 7.25-acre site, which includes an existing 55,000-square-foot commercial building anchored by a bowling alley.

The two new buildings under construction are being built along South Boulder Road, with another building slated to join them to make a row of three on the north side of the property. The two buildings under construction are the west and middle buildings, and account for about 15,000 square feet between them.

Sean Kulzer, a broker with Sullivan Hayes handling the leasing for Armstrong, said the four restaurants just announced will take up all four end caps of the two new buildings. Each building has one center suite remaining accounting for a total of about 5,000 square feet.

Kulzer said the restaurants likely would open in the fourth quarter of this year. Jarrett Armstrong of Armstrong Capital Development said recently that the two buildings under construction are slated for a July completion. Kulzer said the restaurants will need about 90 days after that to do their own tenant finishes.

Kulzer said the pad for the third retail building, the site of a former gas station, is under contract to be sold to a restaurant that will build its own facility there, but he won’t disclose the buyer until the deal is final.

The three buildings along South Boulder Road are part of Phase 1 of the Lafayette Crossing redevelopment along with a fourth building on the south end of the property behind the bowling alley. That building will be a Christian Brothers Automotive center, which recently purchased the pad site there from Armstrong Capital Development.

Phase 2 of the redevelopment will include the 55,000-square-foot commercial building and its parking lot, though it’s so far unclear whether that will include re-tenanting or new construction.
