Investor pays $1.5 million for building

BOULDER – A private investor has purchased the 21,940-square-foot building at 4725 Nautilus Court South for $1.575 million.

The building, which consists mostly of warehouse space, was purchased by MacHeath Industries LLC. The entity is a private company representing an individual buying the building as an investment, said the selling broker, Angel Topel of Gibbons-White Inc.

The building is in the Twin Lakes Tech Park in the Gunbarrel neighborhood of Boulder. Current occupants include Simply Delicious LLC, dba Bobo’s Oat Bars, and an outlet of the Charles D. Jones Co., which sells and services HVAC systems.

Those tenants are expected to remain, Topel said.

LED lightning manufacturer TerraLUX Inc. was located at the building, but moved to Longmont last summer. TerraLUX founder Anthony Catalano owned the building through a holding company, 4725 Nautilus LLC.

According to the Boulder County Assessor’s office, the building was built in 1979, and it was sold in 2007 for $1,525,000.

Todd Walsh of The Colorado Group represented the building’s seller.
