New Louisville building to house retail, office space

LOUISVILLE – The new two-story building at 917 Front St. is 100 percent occupied since its completion last June.

Construction on the 7,000-square-foot building with 3,000 square feet on the first floor, 2,000 square feet on the second, and a 2,000-square-foot basement began September 2001 and now houses Pulmonary Data Services.

Built by Louisville-based owner and developer Arlin Lehman of Lehman Construction LLC, the building bears a facade of brick and stucco.

Lehman presently is constructing an L-shaped, three-story building at 901-909 Front St. Totaling 23,000 square feet when complete this February, the 6,000-square-foot first floor will cater to retail shops. The 6,000-square-foot second floor and the 5,000-square-foot third floor will house pre-leased office spaces. The 6,000-square-foot basement will be used for storage.

The retail component will lease between $18 per square foot to $20 per square foot, Lehman said, with offices going at $12 to $14 per square foot.

Louisville-based Hartronft-Fauri Architects designed both buildings.

ITW MOVES IN: Illinois Tool Works LLC leased 4,939 square feet at 1721 Boxelder St. at $7.29 per square foot for one of its divisions. Originally named Binks Co., the business, which makes spray guns that apply paint finishes, was bought by ITW and named ITW Industrial Finishing. It will be relocating from 1791 Range St. in Boulder.

BROOMFIELD

TWO IN ONE: Waterway Gas & Wash is scheduled to open its third Colorado location in December. Located at 44 W. Flatiron Circle near FlatIron Crossing mall, the full-service car wash will allow patrons to view their automobile as it rolls down a conveyor, slowly peeling away the grime, ice and layers of snow.

Approximately 15 minutes later, a clean vehicle will emerge. A 12-pump gas station with canopy will sit nearby to complete the customer’s order.

With an office in Denver, the Des Moines, Iowa-based The Weitz Co. is doing the construction work.NEDERLANDP.O. PEDDLED: The 3-year-old Colonial-style Nederland Post Office that sits by Barker Reservoir was sold for $1.26 million in mid-September.

Pat and Mary Dunahay of Denver-based Dunahay Interests bought the 7,600-square-foot building at 350 East St. from Fort Collins-based Seven Lakes Development LLC.

Dunahay acquired the property with the assistance of Dave Bennett, a real estate independent broker based in Denver. Seven Lakes was represented by Ft. Collins-based Brad Van Hull of Van Hull Commercial. BOULDERV GROWS: San Jose, Calif.-based V Communications Inc. bought the software development unit of Minneapolis, Minn.-based Kroll Outrack and moved it across the hallway from Kroll’s existing space at 5480 Valmont Road.

V Communications, providers of computer software and services to law firms, corporations and federal agencies, subleased 3,140 square feet in early October from Kroll for a one-year period.

Chris Hansen and Audrey Berne of The Colorado Group represented both parties in the transaction.BEAUTY OPENS CHAIN: Beauty Brands Inc. opened its 22nd store in mid August at 1731 28th St. The Kansas City, Mo.-based company signed a 7,600-square-foot, 12-year lease and opened Beauty Brands Salon, Spa & Superstore, a full-service hair salon and day spa with massages, manicures, pedicures and facials.

With a store at 120th Avenue and Sheridan Boulevard in Broomfield, Beauty Brands carries about 30 products such as Paul Mitchell, Redkin and Matrix.

Mitch Truster, director of Beauty Brands’ real estate and construction, worked with Tom Mathews of CB Richard Ellis to sign the lease with Macerich Co., owners of the property last summer before Stephen Tebo of Tebo Development Co. LLC bought the property.

DWELLINGS COMING: Perkins Restaurant will soon be razed and a residential unit will grace Boulder’s skyline by summer 2004. Developer Tom Kalinski, owner of ReMax of Boulder, acquired the old Perkins Restaurant and Bakery at 2900 Aurora Ave. last September.

Thirty-four residential units in a three-story building surrounding an open courtyard will sit on the 1.3-acre site. Eight lofts are in the plans and will measure about 1,500 square feet and sell for $425 per square foot. Townhouses will measure between 1,300 square feet and 1,600 square feet and sell for about $300 per square foot.

The three and four-bedroom units will have concrete floors and wider spaces between walls to reduce neighbor noise. Each unit will come with at least two parking spaces under the building. Unit interiors will have at least nine-foot ceilings with a stucco exterior.

Jim Kalinski of Boulder-based Left Hand Design Group was the architect and planner.

LONGMONT

DYNAMIC DECAMPS: Dynamic Details inc. relocated from 6685 Gunpark Drive in Gunbarrel to 1833 Sunset Place in Longmont. The contract manufacturing company negotiated a cost-effective lease rate, said selling agent Jason Kruse of The Colorado Group. Kruse would not disclose details of the 3,574-square-foot lease.

The Colorado Group associate Gary Aboussie worked the deal with Kruse. Jim Hatlen of Longmont-based Pratt Properties was the listing agent.A CREEK RUNS THROUGH IT: A scenic parcel of land used as a backdrop in two movies is officially up for sale.

Located at 4508 Oxford Road, two miles west of Haystack Mountain, the home owners of 27 years are selling their 150 acres that includes a two-story home, 60-foot by 120-foot lighted indoor arena, 90-foot by 180-foot outdoor arena, two ponds, 88 acres of hay and a creek that runs through the middle of the property, said Don Carpenter, partner and managing broker with Longmont-based Wheeler Commercial Professionals, the company handling the sale of the property.

On site as well is a horse boarding business that presently houses about 70 horses.

“We’ve had lots of nibbling (interested buyers), but no chomping,” Carpenter said.KAISER GROWS: Kaiser Permanente is expanding and remodeling its medical building at 2345 Bent Way. Presently at 17,000 square feet, it is adding another 9,600 square feet at a cost of $4.1 million with a June completion date

With nine physicians, one nurse practitioner and eight medical assistants, the added 15 to 20 patient examination rooms will accommodate another eight physicians in the future.

The existing building’s pharmacy will double in size and undergo remodeling efforts, as well as some of the existing space. Conferences rooms will be added and exam rooms enlarged while the staff lounge and administration office will be reconfigured and reduced in size. One of the exam rooms will soon include a special lift used with heavy patients.
