Aardvark plans to build three-story facility

The temporary location is next door to Aardvark’s former site at 3801 Industrial Lane. The relocation will last until the company’s new, three-story, 32,000-square-foot facility is completed near its former site.

“We own a piece of property on what is now Industrial Lane,´ said Wray Smith, co-owner of Aardvark. “Our new facility is going to be located just across from our old, yellow shed on Industrial Lane, although the street might be renamed.

“The PUD (planned unit development) for the project has been submitted to the city’s planning department and, pending its approval, we hope to be in the new building within a year and a half.”

New York City-based W.P. Carey is developing the area surrounding Aardvark’s new location and has filed the PUD along with Aardvark. Opus Northwest LLC has be selected to construct the entire project. Aardvark would own its own building and the land on which it will sit. “The new space will be designed for high-tech, with raised floors, a cooled server room and backup generators. We’ll probably occupy about half the building, and we’ll most likely seek a tenant to fill the remaining space.”

Smith said Aardvark swapped parcels with Carey as part of the new configuration at the site adjacent to U.S. 36. Aardvark’s original “yellow shed” encompassed about 10,000 square feet of space.

Based on its business projections, Aardvark, which now employs 22 people, plans to grow to about 46 employees over the next two years.

BOULDER

MOVING IN: In December, Boulder law firm Hutchinson, Black & Cook LLC will move from 1215 Spruce St. into a new space at 921 Walnut St. The firm will occupy the top two floors of the new building, which is across the street from the site where the St. Julien Hotel will be built. The firm’s new location also will be home to Merrill Lynch and a yet-to-be-named restaurant.

NEW PARK: The first phase of the 69-acre Community Park is nearing completion. The park, which is being developed by Design Concepts of Lafayette, is located in North Boulder. It is bordered by Foothills Open Space at 9th and Locust streets and Four Mile Creek.

The site has served as a popular landing site for hang-gliders and paragliders launching from the foothills. The new park celebrates the site as a landing pad while adding playing fields, two playgrounds, two in-line skating rinks and a 47-plot community garden. The park centerpiece is the multi-purpose green, a sculpted land formation that will continue to be used as a landing pad and also will serve as a playing field for Ultimate Frisbee and soccer. Curving pathways for in-line skating envelop the green. These paths will eventually connect to Boulder’s citywide greenway system.

SOUTH CAMPUS: Boulder planning firm Shapins Associates was selected by the University of Colorado board of regents to begin work on a conceptual land-use assessment for the university’s undeveloped South Campus.

The assessment will address environmental, flood plain, transportation, utility and other infrastructure issues and will define appropriate land uses for the 308-acre South Campus, which is located west of U.S. 36 and south of Table Mesa Drive.

University officials say the only development slated for the space under the present campus master plan is the relocation and expansion of athletic and recreational fields. The assessment will be completed by the middle of next year.

LONGMONT

NEW OFFICES: In anticipation of further tech growth in the area, real estate group Western Property Advisors/Landmark Partners has joined with contractor Opus Northwest LLC to construct three new office buildings. The buildings will be adjacent to Seagate’s new facility in the Clover Basin Business Park at N. 75th Street and Nelson Road.

The project will consist of three structures: a one-story building totaling 28,500 square feet; a two-story building with 57,000 square feet; and an 85,500-square-foot, three-story building. Initial rates will range from $13.50 to $14 per square foot triple net.

According to John Shaw, Opus Northwest’s vice president and general manager, the project should lure tenants because of the lack of multi-level non-flex office space in the Longmont area. ALTERNATIVES: Tim Hill of Prudential LTM Realtors announced the sale of a 7,200-square-foot office building, located at 24 9th Ave., to Alternatives For Youth Inc., a Longmont-based non-profit. The seller was Quinlan Nickal, a Boulder-based partnership. The sale price was $550,000.

Alternatives for Youth provides support services for “at-risk” youth in the Longmont community. In an effort to make the sale more affordable, Hill donated almost 75 percent of his commission to the project, or about $20,000.

“I feel very fortunate that I am able to support such a worthwhile cause,” Hill said. “Alternatives for Youth provides necessary services to our community. Helping them to acquire a permanent home pleases me very much.”

Alternatives for Youth intends to use the building for a much-needed expansion from its current space and intends to occupy the building by the end of the year.

LAFAYETTE

LOVELAND

AGILENT: Agilent Technologies Inc., a global technology company that focuses on the communications, electronics, life sciences and health-care industries, is renovating its 1.3 million-square-foot main campus. The renovation project is being led by Gerald H. Phipps Inc. with Boulder-based OZ Architecture doing architectural and interior renovation.

The project consists of adding new exterior architectural elements and relocating the main entrance. The renovation will modernize the exterior and interior of the campus buildings. The interior renovation will include a “Main Street” that will link the four main buildings, a new cafeteria with seating for 500, a conference center and a credit union.

The project is scheduled to be complete in December of 2002. Kenny Electric and US Engineering are working with Cator and Ruma & Associates to provide engineering services.

GENERAL

MANCOS: Avon Mayor Judy Yoder and her husband David will sell their 320-acre Mancos River Ranch in Montezuma County in an auction on Thursday, Sept. 28. The proceeds from the sale will go to establish a trust that eventually will go to such charities as the Eagle Valley Library Foundation and the Rocky Mountain Elk Foundation.

J.P. King Auction Company of Gadsden, Ala., will handle the auction, which will be absolute, meaning the ranch will sell to the highest bidder regardless of price. The Children’s Community Foundation will manage the trust fund, which will provide retirement income for the Yoders and be distributed to their designated charities when they die. Yoder obtained the land in 1968, when he moved to the Durango area.

The property is surrounded by the San Juan National Forest in the foothills of the LaPlata Mountains. The land itself, located 20 miles west of Durango, features stunning views of mountains in Utah, Arizona and New Mexico, as well as woodlands and meadows that have provided a unique haven for wildlife.
