Retailers, restaurants join Borders

BOULDER – Bookstore chain giant Borders Books and Music will open locations in B

oulder and Longmont in the next three months. The Longmont store will be 24,840

square feet and will open Sept. 16 in the St. Vrain Center off of Hover Street.

In Boulder, Borders will open at 1600 Pearl St. on Nov. 15. In addition to housi

ng the 25,000-square-foot Boulder Borders, the building has leased space to BD M

ongolian Barbecue, Starrs Clothing, Japanese restaurant Moshi Moshi and, on its

second floor, GE Access.

The owner of the building is Pearl Street Mall Holdings, which consists of three

partners: Kevin Rieder, Donald Rieder and J. Midyette. The building still has 9

75 square feet available for lease.

“We’re being very particular about who will go into the last space,´ said Riede

r, the leasing agent for the project. “We’re looking for a high-end news or wine

shop.”

The small space, which faces Pearl Street, is located between Borders and BD Mon

golian Barbecue. All retail at the site faces Pearl Street, and GE Access will h

ave a lobby on 16th Street. Rieder said his company is asking $40 per square foo

t (triple net) for space in the building.MORE PEARL: The first floor of 1468 Pearl St. has been leased to import-furnitur

e store Artesanias, according to the owners. The building, located at the end of

the downtown pedestrian mall at the corner of 15th and Pearl streets, will incl

ude Class A office space. The facility’s owner and leasing agent, Kevin Rieder,

said the second floor of the 35-foot-high building most likely will be occupied

by a high-tech company, which he could not yet name.

“We went through the historic review process, so the building will have the sam

PORCH FRONT: The third phase of Mill Village, Longmont’s first “PorchFront” neig

hborhood, is now open. The village is a traditional old-style community with sin

gle-family homes starting about $170,000 and traditional row homes starting at $

160,000. In addition to wide front porches, PorchFront community trademarks are

picket fences, tree lawns separating the street from the front yard, and street

designs that encourage cars to move slowly and safely.

Mill Village is near the St. Vrain Greenway and Fox Hill Country Club and only a

few minutes walk to Sandstone Ranch Park. Upon completion, Sandstone Ranch Park

will feature eight baseball fields, three multi-use soccer fields, two inline h

ockey rinks, a skate park, an adventure playground and nature trails Sandstone

BALFOUR: Balfour Senior Care submitted a final development application to the ci

ty on Aug. 24 to expand its Balfour Retirement Community of Louisville with the

proposed addition of a 150,000-square-foot independent-living facility. The addi

tion would be located directly across from its current campus at 1855 Plaza Driv

e. The $15 million site would have103 senior-only rental apartments, including e

ight cottages.

The new facility will feature an indoor swimming pool and spa, secured undergrou

nd parking, a wellness center, a business center and library, a beauty salon, a

formal dining area and a café/pub, painting and woodworking areas, a card and bi

lliards room, and a large garden. The plans also call for a large reception and

theater room, which will be available for local civic, performing and musical gr

oups.

Balfour will be the first provider in eastern Boulder County to offer a complete

range of senior-care services, including independent and assisted living, skill

ed nursing and Alzheimer’s care. If approved on schedule, the facility would ope

n in early 2002.

LAFAYETTE

JOE’S: The Cannon Center, at 300 S. Public Road, will house the second Boulder C

ounty location of Rocky Mountain Joe’s Restaurant. The restaurant will use 3,000

square feet on the first floor of the new center, while DBM Optics, a manufact

urer of fiber-optics testing equipment, will occupy the remainder of the first f

loor and all of the facility’s second level. The Cannon Center is completely lea

sed, according to Bob Soehngen, a special projects director with Sawyer developm

ent. Space at the center went for $14 per square foot (triple net).SUPERIOR

NO ENTERPRISE: The Town Board unanimously rejected a sketch plan for Enterprise

Village, a proposed strip mall and six-story hotel on U.S. 36, southeast of McCa

slin Boulevard. Trustees said the project was uncreative, too dense and too high

. The plan depicted a 767,500-square-foot shopping center with multiple restaura

nts and stores, a 210-room hotel and a 128-unit housing complex.SCHUCK: Schuck Communities Inc. of Colorado Springs bought a 35-acre lot in Supe

rior at the southwest corner of McCaslin Boulevard and U.S. Highway 36, near the

Rock Creek subdivision. Schuck’s plans for the site could include a 600,000-squ

ert, Calif., has plans to build a $150 million office park in Westminster across

for the project. Apartment buildings at Legacy Ridge will range from two-story,

MO HABITAT: Aid Association for Lutherans (AAL), a Fortune 500 organization base

d in Appleton, Wis. and a benefit society of nearly 1.8 million members, recentl

y announced that it will fully sponsor the construction of 100 Habitat for Human

ity International homes nationwide in honor of AAL’s 100th anniversary in 2002.

The two-year commitment totals at least $5 million and an estimated 150,000 volu

nteer hours by AAL members. The new effort will bring the number of homes that A

AL will have built and fully sponsored to 400 by 2002. Habitat for Humanity Inte

rnational is an ecumenical Christian ministry founded in 1976 by Millard Fuller

with his wife Linda. Habitat for Humanity International and its 1,984 affiliates

in 60 nations have built and sold more than 90,000 homes to partner families at

no profit with zero-interest mortgages.

E-STAR: E-Star Colorado, a group that promotes energy efficiency in Colorado hom

es, is launching a public education campaign aimed at helping home buyers and ho

me owners understand how and why their home should perform better for them. The

group has completed 6,000 home energy ratings across the state and is starting a

new home performance testing program at Tallyn’s Ranch, a master-planned commun

ity in southeast Aurora of 3,000 homes.

The program inspects homes to ensure that the furnace, ductwork, windows, insula

tion, sealants and other components of the home are performing as they should. H

ome energy ratings can help home buyers qualify for green mortgages, which incre

ase home-purchasing power by as much as 12 percent. Green mortgages are availabl

e from groups including Countrywide Home Loans and Universal Lending Corp., with

backing from Fannie Mae.
