Developer purchases 24 acres next to Longmont UCHealth site

LONGMONT — Developer Richard Groves appears to still have plenty of interest in the northwest corner of Colorado Highway 119 and County Line Road in southeast Longmont.

Groves’ Actis LLC, through the entity FHC Investors LLC, closed recently on the $3,256,101 purchase of 23.8 acres that is adjacent to the 44-acre parcel FHC Investors sold to UCHealth for a new hospital just two months ago.

Groves could not be reached for comment Tuesday.

Part of his new parcel — which sits to the north of the hospital property and on the west side of County Line Road — is zoned industrial, while the rest is zoned commercial. An official for the city’s planning department said that no development-review applications have been submitted for the property.

FHC Investors sold roughly 45 acres at the corner of 119 and County Line to UCHealth in June for $9.6 million. UCHealth is planning to open a new 50-to-75-bed hospital at the site by late 2016 or early 2017.

FHC Investors bought its newest parcel from the Ludlow family, which still owns two more parcels directly to the west that total about 54.5 acres. Greg Ludlow declined to comment Tuesday on the family’s plans for those two parcels.

The Ludlow family had originally owned 130 acres at the intersection. FHC Investors purchased 50 acres in 2007 for more than $6.5 million, with some discussion of developing a shopping center there. But FHC eventually sold 45 acres to UCHealth, retaining only a small piece of the property originally purchased from the Ludlows.
