California investors snatching up Berthoud land

BERTHOUD — A California-based residential real estate investment group has been acquiring parcels of farm land on the western edge of the town of Berthoud.

Access Land Company LLC, through its entity ALC Berthoud LLC, has purchased nearly 200 acres near the Loveland Reservoir along the east side of N. County Road 17 through several recent acquisitions, according to Larimer County public records.

On Aug. 17, Access Land paid $4 million for 78 acres to WBV Berthoud LLC, a group that includes Broomfield-based developer Timothy Wiens, Thomas Wiens and Joel Wiens, which purchased the land in 2005 from Fagan Farms RLLP for $4.1 million.

In May, Access Land Co., through the same entity, acquired two parcels of land totaling about 100 acres directly west of the former Fagan Farms property. That land was bought from Fairgrounds Business Park LLC, registered to Jon Turner of Windsor in a deal totaling $5.5 million. According to Larimer County assessor records, each parcel sold for $2,743,654.50. Access Land also owns a 12-acre parcel adjacent to those parcels. Records did not indicate the price Access Land paid for the 12-acre parcel or when an acquisition was made.

According to county records, the Wiens group still owns about 78 acres of farm land at 732 Bunyon Ave. that makes up the southeast quadrant of the rectangular shaped property now owned by the two developers.

Neither Wiens nor Zech could not be reached for comment.

Zech is listed as the managing member of Access Land on a LinkedIn page that states the company has current investments and projects in Berthoud and two communities in Northern California. Wiens is developing the Arista mixed-use development in Broomfield.

Curt Freese, Berthoud’s community development director, said plans for developing the property have not been submitted to the town’s planning department.
