Boulder’s median home price cracks $1.5M again

LOVELAND — New data from Loveland-based multiple-listing service Information and Real Estate Services LLC shows a mixed bag for July single-family home sales throughout the Boulder Valley and Northern Colorado.

In Boulder, the July median price was $1.5 million. That’s the first time since February that the figure crossed the $1.5 million mark, but last month’s median was actually down 10.4% from July 2025. There were 54 sales in Boulder last month on 165 active listings, 17.9% fewer listings than July 2025.

The Estes Park median sales price was flat year over year in July at $725,000 — the second-lowest figure in 2026 thus far. There were 25 sales on 204 active listings, 7.7% fewer listings than July 2025. 

Fort Collins homes sold for a median price of $642,500 in July, the second-highest figure in 2026. That’s good for an 8% year-over-year increase. The city had 256 homes sold last month on 764 active listings, 6.3% fewer listings than July 2025.

The Greeley-Evans market posted a median sales price of $429,060 in July, down 1.4% from the same month last year. There were 87 sales in the market on 368 active listings, 8.6% fewer listings than July 2025. 

In Longmont, the median July sales price was $587,500, up 5% year over year. There were 164 homes sold on 203 active listings, 19.2% fewer listings than July 2025. 

Homes in the Loveland-Berthoud market sold at a median price of $550,000 last month. That’s the second-highest 2026 median but 5.2% lower than July 2025. There were 180 homes sold in the market last month on 592 active listings, 1.2% more listings than the same month last year.
