Developers breaking ground on 4-story medical building in Superior

SUPERIOR — Developers will host a ground-breaking ceremony next week for the Superior Medical Center, a component of Downtown Superior, a 157-acre mixed-use project in various stages of development in the town of Superior.

The four-story, 60,000-square-foot medical building at Three Superior Drive is being developed by San Diego-based Pacific Medical Buildings and Sawtooth Development Group, based in Ketchum, Ind. They also will construct a separate four-level parking garage with 244 spaces that will connect to the medical building by a pedestrian bridge.  The $18.5 million project is expected to  be completed by early 2018.

Littleton-based Intergroup Architects is the architect for the project, and Denver-based DSP Builders Inc. will serve as the general contractor.

The medical building is 50 percent leased, said Deb Bergman, marketing and communications manager at Newmark Grubb Knight Frank. NGKF’s John Gustafson is handling the leasing and marketing of the project. Tenants already signed up include Boulder Community Health, Cornerstone Orthopedics and Touchstone Imaging. BCH will offer urgent- and family-care services.

Formerly called Superior Town Center, Downtown Superior is at the southeast corner of U.S. Highway 36 and McCaslin Boulevard. At full build out,

Downtown Superior could consist of 440,000 square feet of commercial and retail space, a 150,000-square-foot sports center, two hotels combining for up to 500 rooms and 1,400 residential units, according to Bergman.

The ground-breaking ceremony will be from 11:30 a.m. to 1 p.m., Tuesday, April 4, at 3 Superior Drive.
