Industrial warehouse in Gunbarrel Business Park sells for $16M

BOULDER — Denver-based real estate investment firm Bow River Capital Partners has sold a 152,000-square-foot industrial warehouse in the Gunbarrel Business Park for $16 million.

Six months ago, Bow River Capital purchased the building and 12.3 acres at 6265 Gunbarrel Ave. in northeast Boulder for $10 million, according to public records.

Manchester Capital Management LLC, a wealth-management and real estate investment firm based in Manchester, Vt., bought the building from Bow River as an investment for a client family, said Corbin Rich, a real estate asset manager in Manchester’s office in Montecito, Calif. Rich said the building is about 60 percent leased.

The building was constructed in 1969 and expanded to its current size in 2003.
