Berthoud trustees OK plan, rezoning for Ludlow Farm

BERTHOUD — A neighborhood master plan and rezoning request for a proposed 306.4-acre Ludlow Farm housing and commercial development, a project that could contain as many as 1,800 units, was approved Tuesday night by the Berthoud Board of Trustees on a 6-1 vote, with only Mayor Will Karspeck dissenting.

The original annexation, zoning and Planned Unit Development concept plans for the project, located east of U.S. Highway 287 and south of Mountain Avenue, were approved by the town in 2010. The application approved Tuesday at city staff’s request brought the envisioned zoning districts into conformance with the 2021 Comprehensive Plan update by rezoning the several PUD districts to Urban Residential and Suburban Residential.

The neighborhood master plan shows commercial and higher-density uses along the north and west portions of the site along U.S. 287 and Mountain Avenue, and tapers into lower-density residential uses along the south and east portions of the project. The rezoning map similarly shows Urban Residential uses along the northwestern portions of the project and Suburban Residential for the southeastern portions.
